Pre-Engineered Steel vs RCC for Warehouses and Factories

For warehouses, factories and logistics buildings, owners usually choose between a pre-engineered building (PEB) in steel and a conventional reinforced cement concrete (RCC) structure. Each has strengths; the right choice depends on the use, span, timeline and budget.

Pre-engineered steel buildings

  • Large clear spans without internal columns, useful for racking and vehicle movement.
  • Speed: components are fabricated off-site and erected quickly.
  • Expansion: end walls can be designed for future extension.
  • Considerations: corrosion protection, fire protection where required, and roof drainage detailing.

RCC structures

  • Suited to multi-storey industrial and storage buildings with heavy floor loads.
  • Good inherent fire resistance and durability when well detailed.
  • Longer construction time and more formwork; spans are generally shorter.

Hybrid solutions

Many facilities combine an RCC substructure, mezzanine or office block with a steel roof and portal frames over the main shed.

What drives the decision

  • Required clear span and height.
  • Floor loads, crane loads and equipment foundations.
  • Construction timeline and phasing.
  • Maintenance capability and expected life.

Whichever system you choose, the industrial floor slab and foundations deserve as much engineering attention as the superstructure. Talk to us about your project.
