The Real Estate (Regulation and Development) Act, 2016 requires most residential and commercial projects above a threshold size to be registered with the state regulator before they are advertised or sold. In Telangana, that regulator is the Telangana Real Estate Regulatory Authority (TG-RERA).
What registration gives you
- Access to the approved plans, layout and specifications filed by the promoter.
- A declared completion date against which delays can be measured.
- Quarterly progress updates filed by the promoter.
- A complaint mechanism if the promoter does not honour commitments.
What to check on the TG-RERA website
- Registration number and validity — match it with the number on the brochure and advertisement.
- Promoter details — the legal entity you will contract with.
- Approved plans — compare the number of floors, units and amenities with the brochure.
- Quarterly updates — is construction progress on site consistent with what is reported?
- Complaints and orders — any history against the project or promoter.
What registration does not tell you
Registration is not a quality certificate or a guarantee of title. Construction quality still needs to be inspected, and title still needs to be verified by a qualified advocate. Treat RERA records as one important input — not the whole decision.
