Case Study: Bringing a Stalled G+4 Residential Building Back on Schedule

Illustrative case study based on a typical engagement. Client details are withheld and figures are indicative. Replace this article with your own project when ready.

The situation

A landowner building a G+4 residential block for rental income found the project months behind schedule, with bills being paid on contractor estimates and no clear record of quality inspections. Relations with the contractor were deteriorating.

What we did

  1. Status audit (two weeks) — measured work actually completed, reviewed the contract, tested concrete in key members and compiled a snag list.
  2. Re-baselined plan — a realistic schedule and cost-to-complete, agreed with the owner and contractor.
  3. Measured billing — every bill certified against measured quantities, with variations approved in writing.
  4. Quality hold-points — reinforcement, waterproofing and services inspected before they were covered.
  5. Monthly reporting — progress, cost, quality and safety on a single page for the owner.

Outcome

  • Work resumed with a single agreed programme and documented responsibilities.
  • Over-billing identified at the audit stage was corrected before further payments.
  • The owner received an as-built dossier and warranties at handover.
