Investing in Commercial Office Space: Yield, Tenancy and Lease Terms Explained

A residential flat is often bought on expected appreciation. A commercial office is, above all, an income asset: its value depends on who occupies it, for how long, and on what terms. Investors who focus on the tenant and the lease make better commercial decisions than those who focus on the price per square foot.

Gross yield and net yield

Gross yield is annual rent divided by the purchase price. Net yield deducts the costs the owner bears — maintenance not recovered from the tenant, property tax, insurance, vacancy and brokerage. Net yield is the number that matters. Our Rental Yield Calculator shows both.

The tenant is the asset

  • Tenant quality: an established business with a long operating history carries less default risk.
  • Use of space: is the office core to the tenant’s operations, or a satellite they could easily vacate?
  • Fit-out investment: tenants who have invested heavily in interiors tend to stay longer.

Lease terms that change the value

  • Lock-in period: the minimum period during which the tenant cannot exit.
  • Escalation: how often and by how much rent increases.
  • Security deposit and notice period.
  • Maintenance responsibility: who pays common-area charges and repairs.

Building and location fundamentals

When a lease ends, the building has to attract the next tenant. Floor-plate efficiency, power backup, parking, lift capacity, fire safety compliance and access to public transport all affect re-leasing. A strata-sold unit in a well-managed building is easier to re-let than one in a building with fragmented ownership and weak maintenance.

Liquidity and exit

Commercial units usually take longer to sell than apartments, and buyers price them on the remaining lease. A unit with a fresh long lease to a strong tenant is easier to exit than a vacant one. Plan your holding period around the lease cycle.

Key takeaway

Buy the lease and the building’s ability to attract the next tenant — not just the square footage.
